What's different about property briefs
Visualisation does the heavy lifting. A property document lives or dies on its renderings, its floor plans, its aerial photography, its interactive masterplan. The studio works fluently with architectural visualisation files, integrated aerial photography and graphic illustration — not just placing the visuals but composing the page so the visual makes the argument the surrounding text claims.
Long sales windows mean the document gets reused. A scheme book sells stage one, stage two, and stage three. A brand identity holds across a five-year build. Files are delivered as editable masters where the licence allows, so your team can swap in stage-specific photography or update the price schedule without re-engaging a designer for every revision.
Buyers compare side-by-side. Your IM or scheme book sits on a buyer's desk next to two or three competitors. The design has to land in 30 seconds — the kind of "I want this one" instinct that a poorly-laid out competitor document doesn't trigger.
What working with Erica Miller Design looks like
Single point of contact for every project. You scope the brief on a 15-minute call. By the end of the day, you have an indicative price and a delivery date. From there: first-pass concept that's a real designed page (not a mood board), two structured refinement rounds, and press-ready files at the end. Same designer the whole way through.
For property briefs in particular, that direct line matters because the content keeps moving. Render packs arrive late. Price schedules change. A new contractor wants to swap in different photography. The single-designer model means you email Erica and the change is on the page — not relayed through an account manager who needs to brief a designer who needs to ask a clarifying question.
A four-stage process.
No surprises, no agency baton-pass.
A 15-minute scoping call. You bring the brief, the deadline, and any existing brand assets.
An NDA is signed first if your material is market-sensitive.
By the end of the day, you have an indicative price and a fixed delivery date in your inbox.
First-pass concept lands as a real, designed sample spread, plus the typographic system the rest of the document will follow.
Not a mood board. Real pages you can hold up against a board agenda.
Two structured rounds of feedback in a single shared file.
Tracked changes, no version-control chaos.
You email Erica directly. She emails you back directly.
Press-ready and digital-ready files. PDF with embedded fonts and crop marks for print, RGB-optimised PDF for screen and email, social and email tile exports where requested.
Print management coordinated with Brisbane print partners if needed.
